Dubai is at the forefront of innovation once again with the introduction of a real estate tokenization system, revolutionizing the way property is bought, sold, and owned. By leveraging blockchain technology, Dubai aims to digitize real estate assets into tradeable tokens, allowing investors to own fractional shares of properties with greater transparency, security, and efficiency. This groundbreaking initiative opens doors for both local and global investors to access Dubai’s prestigious real estate market with lower entry barriers, faster transactions, and enhanced liquidity. As the city continues to align with its smart city vision, tokenization marks a bold step toward making real estate investment more inclusive, flexible, and future-ready.

Investing in real estate in Dubai not only offers access to one of the world’s most dynamic property markets but also opens the door to securing the prestigious UAE Golden Visa. Property investors who invest a minimum of AED 2 million in eligible real estate are entitled to a 10-year renewable residency visa, granting them and their families the right to live, work, and study in the UAE without the need for a local sponsor. The property can be ready or off-plan, and in cases where it's mortgaged, the investor must hold at least AED 2 million in equity. This initiative makes Dubai even more attractive to international investors, combining long-term residency with the stability of a tax-efficient environment and the lifestyle benefits of a global city.

Dubai’s First-Time Home Buyer Programme, launched in July 2025, is designed to help residents—both expats and Emiratis—purchase their first home under AED 5 million. The initiative offers priority access to new launches, discounted pricing, flexible payment plans, and custom mortgage options from participating banks. Backed by top developers and financial institutions, the scheme simplifies the path to homeownership with extended mortgage terms and easier registration. Buyers can apply via the Dubai Land Department website or Dubai REST app, making the process efficient and accessible.

Dubai Land Department's AI Advertising Platform: The DLD has implemented an AI-powered Real Estate Advertising Governance Platform to monitor property advertisements across major platforms like Property Finder, Dubizzle, and Bayut. Since its launch, the platform has overseen over 279,000 listings, with AI automatically modifying 29% of them to ensure compliance and enhance transparency.
